ABOUT THE TEAM

The primary goals of this position is to deliver an exceptional service experience for our clients; both internal and external regarding new submeter installation.

 

This position serves in a collaborative capacity with clients, working closely with them to develop an understanding of their submeter systems and instances where the submeter system does not exist, teaching the benefits within the offering to learn that a submeter is the best measure for actual consumption and the most effective way to drive towards 100% recovery on consumption. This position drives and manages all submeter services through a combination of direct responsibilities, strategic interdepartmental partnerships and intradepartmental resources. 

 

The Project Manager I will apply experience and knowledge to provide training, guidance, and support our clients. He/She will act as a role model for the department by maintaining a high level of professionalism, answering questions posed by our clients, the submeter team and/or other departments and will utilize his/her skills and talent to forge strong, collaborative partnerships both internally and externally.

WHAT YOU’LL DO

  • Serves as the point of contact for general contractors and RealPage sales team to effectively manage a project to install a submetering system into new apartment homes, retail locations and other locations as defined
  • Supports the RealPage sales team throughout the RFP process to help “win” new business through the installation of submetering systems
  • Responsible for pricing, negotiating and influencing clients to understand the value within the change-order process; ultimately driving incremental revenue into RealPage
  • Responsible for scheduling, managing, negotiating costs and subcontracted labor, overseeing and releasing the installation or upgrading of a property’s submetering system
  • Able to effectively manage up to 70 projects at a time; all details within the installation of a submetering system into a new construction or retrofit apartment community, retail location or other location as defined
  • Compiles facts from on-site visits and various reports and databases to assess existing processes/practices, determine severity/frequency of problems, and identify solutions to present to the client to address service needs
  • Responsible for communicating special requirements such as single mag meters that must be installed horizontally vs. vertically, determine change order costs if scope specifies client will install meters, etc.
  • Manages each project to remain in compliance with local and state regulations and seeks guidance from the RealPage legal team when necessary
  • Manage projects to deadline, working collaboratively with clients and internal departments to accomplish objectives and communicate status updates effectively to all stakeholders
  • Communicate consistently in a clear and concise way, and adapt to client-specific needs by providing options/alternative solutions
  • Supports processes for invoicing, billing, pay applications, OCIP/CCIP and other financial services that will ultimately drive efficiency and support our clients
  • Collect any necessary due diligence from the client, including prior biller information and submeter information (typically needed for a retrofit project)
  • Partner with the construction accounting team to review all submetering contracts for invoicing instruction to assure accuracy in the pay application billing as well as to ensure billing detail accuracy is uploaded via project management software [MOSS] and determine/manage if taxes are included or paid in lump sum
  • Forge strong relationships and collaborative partnerships with new and existing client contacts, as well as internal stakeholders and Submeter team members
  • Assist with special projects as requested, including custom reports and special data requests and/or explanations
  • Make recommendations on process improvement that will aid the department in meeting its goals and objectives

PRIMARY RESPONSIBILITIES

  • Project management experience preferred
  • College Degree, or High School Diploma and relevant experience required
  • Willingness to travel up to 5% of the time and preparing executive level presentations
  • Experience in property management and/or utility fields preferred
  • Excellent interpersonal skills, and written/verbal communication skills required
  • Strong organizational skills, and a high level of attention to detail required
  • Ability to work well under pressure in a fast-paced environment dealing with complex issues on an on-going basis required
  • Strong working knowledge of MS Office (Outlook, Excel, Word, PowerPoint)
  • Must be self-motivated, and able to work both independently and in a group
  • Must be deadline driven, and goal oriented
  • Must have an affinity for troubleshooting and problem solving
